Fifteen-Property Industrial/Warehouse Portfolio
Situation: The entire portfolio was forced into bankruptcy.
Strategy and Resolution: We negotiated the bankruptcy reorganization of the portfolio. We developed a structured workout plan under which the lender was able to return twelve of the fifteen properties to performing status with no loss on principal. The notes secured by the remaining substandard assets were sold and the bank’s loss to principal was borne by the borrower.
