Upon assuming management, there were significant tenant arrears and the owner’s relationship with condominium management was severely strained. We immediately met with condominium management and tenants to advise of a change in operation and attention. We managed exterior upgrades of the property while working with the New York City Landmarks Preservation Commission and a local advocate group, Landmarks West. We successfully maintained rent collection after September 11, 2001 which had a severe impact on the retail economy. In addition, we obtained a Certificate of Occupancy for basement space which had been illegally leased and occupied. Our improved management enabled the owner to sell property for a significant profit.
